Why a sustainable home?


By purchasing a 'modular timber' or 'log' house kit from Sustainable Buildings & Homes Ltd , you are not only buying a house of your dreams, but are helping to save the environment and your pocket at the same time. Our highly efficient houses are cheap to heat and help minimise Co2 emissions. A large proportion of the house is recyclable and the main structure is virtually carbon neutral.

There are also health benefits in that a log home generates less dust than a more conventional house and are therefore ideal for allergy sufferers. High levels of insulation contribute to the houses being warm during the winter and cool and relaxing in the summer.

Where does the timber come from?


The trees are grown in sustainably managed forests north of the Arctic Circle in very low temperatures and hence grow very slowly. It takes approximately 150 years to grow the trees and produce pine that has a very dense grain and is very hard. And the forests are managed in accordance with internationally agreed standards.

What about the factory?


The timber for your home is milled using computer guided machinery and CAD Design in one of the most technologically advanced Log House factories in Finland. This means that construction is achieved to the highest tolerances. Your house has even helped the environment even before it reaches you as the off cuts and saw dust is used to heat the local town.

How long do the houses last?


There are log houses in Europe that are 400 + years old and still being lived in. A well maintained log house should last more than a life time!

Must all my walls be timber?


No. It is perfectly acceptable to have plaster board, or a combination of plaster board and timber. You can even have a stone or brick built fireplace and tiles in your bathroom and kitchen.

What about planning?


We have an experienced planner on the team who can offer planning advice, and for a reasonable fee, help you to submit your planning application.

What about the foundation design and building regulations?


We have engineers and architects who work with our clients, let us know what support you will need and we'll arrange it for you! The kit homes are designed to meet building regulations and we can provide foundation designs subject to information on ground conditions being available.

Do I need to stick to specific designs?


No. feel free to modify one of the standard designs to suit your own requirements or design your own home from scratch, or order one of our standard designs, exactly as they are in the catalogue,. We will let our engineers look at your design and make comments and suggestions about how best they would work in a Log House.

How much do the house kits cost?


How long is a piece of string!

We have some guide prices for the kits and once we have discussed your design or amendments, we can provide a full quotation.. As a general rule of thumb, if you are self building, your final build cost will be approx 2x the kit cost. If you are using contractors to build, you will be looking at 2 ½ to 3 times the kit cost. As an example, a 3 bed, 1 ½ storey house will cost around £50,000 for the kit.

What is included in the price?


All the logs, internal cladding, thermo-wall, rafters, floor joists, timber floor, doors (internal & external), windows (wide choice of energy efficient windows), door & window furniture.

What about VAT?


Normally, this is charged on the kits and if this is to be your primary domestic residence can then be reclaimed from Customs on Excise on completion of your building. A Self Build information pack is available from Customs and Excise offices giving rules and recommendations.

Are they difficult to maintain?


No. A couple of coats of our environmentally friendly paints & preservatives in the first 2 years, and then every 4-5 years after that. As with all houses, the better you look after them, the longer they will last, but maintenance of our log houses should not be significantly greater than the average house.

What about timescales?


Once your planning permission has been obtained and your drawings and specifications agreed, delivery can take place approximately 8 -10 weeks later (slightly longer during the summer months as these are the busiest).

How do I finance my new home?


The majority of banks and mortgage lenders are happy to lend on either a self build basis or mortgage or a combination of the two. If yours won't we can put you details of those who have lent to our clients in the past.

What about insurance?


The majority of insurance companies will provide structural warranty, buildings and contents insurance, If yours won't we can put you details of those who have provided it for our clients in the past

What about self build?


We have many happy clients who have built their own log home and so we understand the fears and concerns you have, we'll support your as much or as little as you need.. Full assembly instructions and guidance is provided and we'll even arrange for master carpenters to be on site to show you how it's done. The packaged of support is tailored to meet your needs.

What are your payment terms?
Drawings Normally £500 -£800 depending upon size of house. This fee is refundable from the final payment.

10% Deposit This deposit is paid to secure your price and to book your place in the queue for manufacture

40% First Payment This is paid approx 10 weeks before required delivery time. Once this payment is made, we will provide you with detailed production drawings and detailed door and window schedules, once these are agreed your house will go into production.

50% Final Payment This is to be paid upon first delivery of your Log House.
